Advice & Marketing

     

Your property will initially be inspected by our experienced valuer who will advise you on the value and on fixing a suitable asking price based on current market conditions. Once instructed to proceed we confirm the terms in writing and prepare a description of the property for your approval A for sale board ordered immediately and erected where appropriate, provide colour photographs and publicise the property through office window and display systems. And placed on our comprehensive computerised mailing list. For occupied properties viewings will always be by appointment and accompanied where necessary, whilst for vacant properties we would normally expect to hold a key in our secure coded system and would accompany all viewings - we never loan keys to viewers.

       

We maintain an applicants list of prospective purchasers and their circumstances which is searched whenever a property comes onto the market. Wherever possible we contact prospective purchasers by telephone, ensuring personal service. We follow-up all viewings, immediately if possible notify all offers and conduct all negotiations with purchasers in the interests of our vendor clients.


Follow-up System

       

When a prospective purchaser makes an offer we obtain full details of their financial situation, mortgage requirements and the position of any dependent sales and keep this information up to date as matters proceed. We liaise with solicitors for both seller and buyer with detailed instructions followed by regular contact to monitor progress with the legal formalities and assist where necessary.

       

We make regular checks to ensure that progress is being maintained on purchasers' financial arrangements and any connected house sale.


The Cost

       

We quote a fully inclusive level of commission to sell your property covering all normal marketing expenditure such as descriptive leaflets or brochures, photography, sale board and local newspaper advertising.

     

Our commission only becomes payable on the conclusion of a successful sale.
